Property Management

Our customized management team is headed by Tom Lunkley who has been active in property management and Real Estate Sales since 1985.  Tom’s skill and professionalism are highly regarded by clients and real estate professionals alike.

We manage over 150 individual sites with over 500 individual units throughout San Mateo County.  These facilities are composed of:

Management Services Include:

*Property Inspection, *Rent Collection, *Bill Paying, *Monthly & YTD Statements, *Arrange Maintenance, *24hr Emergency Service, *Current Market Rent Increases, *Unlawful Detainer Assistance, *Production of 1099’s

Management fee is 6% of monthly gross rents.

Rentals, Leasing

Sally Navarro, has been with AVR Realty since 1989, and manages the Rental Division.  Under her direction, we have seen a 28% decrease in tenant turnover.  As a property owner herself, Sally seeks only qualified, responsible tenants and then confirms that profile via one of the most exhaustive and thorough credit research, landlord, eviction and employment reference reviews.  Sally also uses the latest in current mandated disclosures.

Our leasing service provides for advertising your property, screening applicants, lease preparation, background research, as well as property inspection upon entrance and vacancy.

Leasing fee is 6% of lease proceeds.
